The Infrastructure Division of the Texas Parksand Wildlife Department (TPWD) is issuing a Request for Proposals (RFP) fora Construction Manager-at-Risk (CMR). This solicitation will follow a one-stepRFP process in accordance with Texas Government Code Section 2269.253. Project Number: 1112549P2 Project Name: Centennial Park Development – Phase 2 Project Location: Enchanted Rock StateNatural Area , Llano and Gillespie Counties,Texas Solicitation: Construction Manager at Risk Construction Cost Estimate: $27 Million ConstructionManager-at-Risk Deliverables: PRE-CONSTRUCTION: Theawarded Contractor shall collaborate with TPWD and its Architects and Engineersduring the development of construction documents, including review and commentexercises on Schematic Design; Design Development; and 50%, 95% and 100%Construction Documents. The Contractor’sexpertise will be used to guide value engineering, constructability decisions,construction phasing, and ultimately set the Guaranteed Maximum Price (GMP)within the limits established by the contract. The services during Pre-Constructionshall include attending meetings, plan reviews, constructability reviews andcost estimating. The Contractor shall beproactive in recommending strategies to help minimize impact to the scheduleand budget. Certain activities that serve to maintain the project schedule andbudget may be conducted during Pre-Construction Services; such as permittingcoordination, early procurement planning for long lead items, Design-Assistance (if needed) and early engagement of major subcontractors. CONSTRUCTION: Inaccordance with the approved schedule and GMP, the Contractor shall facilitatebidding and selection of labor in accordance with state requirements for goodfaith effort to engage Veteran Heroes United in Businesses, and provide for allmaterials, installations, labor, coordination, management and supervisoryactivities necessary to complete construction of the project in accordance withthe drawings, specification…
