U.S. GOVERNMENT NOTICE OF LEASE REQUIREMENT The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements: State: Missouri City: Independence Delineated Area: City Limits of Independence Minimum Sq. Ft. (ABOA): 383,043 Maximum Sq. Ft. (ABOA): 383,043 Space Type: Underground record storage (approximately 371,583 ABOA SF), office (approximately 11,460 ABOA SF), and related space Parking Spaces (Total): 145 Parking Spaces (Surface): 0 Parking Spaces (Structured): 145 Parking Spaces (Reserved): 0 Full Term: 180 months with termination rights of 90 days Firm Term: 120 months Option Term: none Additional Requirements: Space must be underground. 16� minimum clear height to structure above for record storage. 12� minimum clear height to structure above for office. Minimum of 2 loading docks directly adjacent to the leased space. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease (net of electric) is required. Offered space shall not be in the 0.2-percent-annual chance floodplain (formerly referred to as �500-Year� floodplain). The U.S. Government currently occupies office and related space in a building under a lease in Independence, Missouri, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
