Location: Atlanta, Georgia and surrounding area Delineated Area (see attached map): North: Charles Allen Dr NE /10th St NE -> 10th St NE /Northside Dr NW (RT 19) South: Marietta St NW/Edgewood Ave NE -> Edgewood Ave SE/Boulevard SE East: Edgewood Ave SE/Boulevard NE -> Boulevard NE/North Ave NE -> North Ave NE/Parkway Dr NE (Charles Allen Dr NE) -> Charles Allen Dr NE /10th St NE West: Northside Dr NW (RT 19)/ 10th St NE - > Northside Dr NW (RT 19)/Marietta St NW -> Edgewood Ave NE Lease Term: 5 year, 3 years firm Amortization Term: 3 years for both Tenant Improvements and Building Specific Amortized Capital. Agency Tenant Improvement Allowance: $56.00 per ABOA SF Building Specific Amortized Capital (BSAC): $12.00 per ABOA SF Occupancy: The Government cannot occupy the premises or commence the lease prior to July 2027. Space Requirements: Space Layout: Minimum: 5,200 ABOA SF Maximum: 5,460 ABOA SF Space must be efficiently designed to support the required operations. Inefficiently designed layouts or configurations that limit functional use may be disqualified from consideration. Configuration: Contiguous space required Parking Requirement: None Facility Security Level (FSL): II minimum Collocation Restrictions: The Government will not consider collocation with tenants with law enforcement functions or tax collection.
