City: Atlanta State: Georgia Delineated Area (See Delineated Area Map Attached): North: North Avenue NW (Route 29) to North Ave NE East: Moreland Ave SE (Route 23) South: Berne St SE to Ralph David Abernathy Blvd SW West: Route 19 and Northside Drive SW/NW Minimum ABOA Square Feet: 14,846 USF Maximum ABOA Square Feet: 15,588 USF Space Type: Office Parking: 1 surface, non reserved space for NLRB; 6 Surface and reserved parking spaces for USDA, 2 surface, reserved parking spaces for FTC. Lease Term: 15 years, 13 years firm Amortization Term: 8 years for both Tenant Improvements and Building Specific Amortized Capital. AGENCY UNIQUE REQUIREMENTS Tenant Improvement Allowance: $49.13 per ABOA SF Building Specific Amortized Capital (BSAC): $12.00 per ABOA SF Contiguous space is desired. Space must located on or above the 2nd Floor. If two (2) floors are required, a minimum of two (2) elevators, one of which can be a freight elevator. Space shall be a Class A or B building not located near establishments whose primary operations are the sale of alcohol beverages, firearms, sold/discharged, where tenants related to drug treatment or detention facilities are housed, not within 500 feet of an active freight carrying railroad or within close proximity to residential areas, railroad tracks, or power transmissions lines.
