The U.S. Government is seeking competitive lease proposals for administrative office space to support government operations. City: Denver State: Colorado Delineated Area (see attached map) North: Beginning at the intersection of Hwy 85 and Hwy 285 continuing in an easterly direction through the intersection of Hwy 285 and Hwy 30 ending at the intersection of Hwy 30 and Hwy 83. East: Beginning at the intersection of Hwy 30 and Hwy 83 continuing in a southerly direction ending at the intersection of Hwy 83 and Hwy 470. South: Beginning at the intersection of Hwy 83 and Hwy 470 continuing in a westerly direction ending at the intersection of Hwy 470 and Hwy 85. West: Beginning at the intersection of Hwy 470 and Hwy 85 continuing in a northerly direction ending at the intersection of Hwy 85 and Hwy 285. Minimum ABOA Square Feet: 49,000 Maximum ABOA Square Feet: 52,000 Space Type: Office Parking: Three (3) on-site, reserved parking spaces Lease Term: 5 years, 3 years firm Amortization Term: 3 years for both Tenant Improvements and Building Specific Amortized Capital.
