Department of Agriculture (USDA) seeks to lease the following space: State: Virginia City: Stuart Delineated Area: North: Corner of Hwy 8 and Hwy 58 east to Rhody Creek Loop to Tudor Orchard Road to VFW Road to Taylor View Drive to Old Mill Road to Dogwood Road East : Corner of Old Mill Road and Dogwood Road south to Scenic Drive to Santa Claus Lane S Fork Loop to Ayers Orchard Road South : Corner of Ayers Orchard Road and S Fork Loop west to Clark House Farm Road to Hwy 8 West : Corner of Hwy 8 and Clark House Farm Road North to Hwy 58 Minimum Sq. Ft. (ABOA): 2,492 Maximum Sq. Ft. (ABOA): 2,617 Maximum Sq. Ft. (RSF) 2,990 Space Type: Office and related space Reserved Parking Spaces (Total): 1 Non-Reserved Parking Spacing (Total): 11 Full Term: 20 Years Firm Term: 10 Years Termination Rights: 120 Days in whole or in part Additional Requirements: Square feet may reflect non-USDA partners where NRCS provides workspace to partners through agreement. � The parking lot shall have pull-through capabilities and shall not be obstructed by adjacent building and/or tenant usage. � Paved road access to accommodate A loaded semi-truck and trailer is estimated at 80,000 pounds while a dual wheeled truck and loaded livestock trailer is estimated at 50,000 pounds. � Access road and parking area shall be paved. � The space offered, its location, and its surrounding areas must be compatible with the Government�s intended use. � The space offered shall not be located within 300 feet of residential areas. � The space offered shall be in professional office environments or surroundings with a prevalence for modern design and/or tasteful rehabilitation in modern use. � The space offered will not be considered where any living quarters are located within the building. � Space shall not be adjacent to a tenant or business whose primary operation is the sale of alcoholic beverages, where firearms are sold and/or discharged, or where tenants related to drug treatment or detention facilities…
